Hi there,

In the past I've set up quite a few joomla sites using the k2 component. For basic listings, blogs etc... it does the job without knowing anything database related.
My current website uses also the k2 component and up to now it did it's job.
Now that it's picking up and getting more visitors. I notice it's not enough and instead of making it easier for me it creates more work for me.
Let me explain:
Now I list properties on the website (joomla 1.5 + K2 + jcomments + RSformPRO and some other plugins)
The users can ask a question about a property in jcomments, they can fill in a form in RSformPRO and I have to answer everything via e-mail and keep track who wants what and when manually.
The problem is that I can't find the data properly and because of this loosing potential clients.
I would like everything to be linked together but I'm not sure where to begin and if this is possible with Seblod.

- Have different types of properties on the website with a lot of fields:

[*] Long term or short term renting
[*] Type (apartment, villa, condo)
[*] Location/ area
[*] how many bedrooms
[*] Price
[*] With or without Air-con
[*] etc...
[*] introduction picture
[*] text
[*] Gallery
[/list] 
- Good filter and search options for the visitors so they can find the properties listed easily.
- If they have any questions about a property they can ask it on the property page.
 [list]
[*] admin gets email notification
[*] customer gets email when the question is answered.
[*] customer don't has to be registered to ask a question.
[*] if customer is registered all question will show in a section of his profile page.
[*] Can only see their own messages
[*] (I think this can be done with the forum module/plugin shown in one of your videos)

- Visitors can register
[list]
[*] Have a profile page
[*] Put a property on their wish list 
[/list]
- Visitors can fill in a renter form:

[*] What is their budget
[*] When do they need it
[*] How long do they want to rent
[*] Need air-con, how many bedrooms etc...
[*] This form is also shown on their profile page ( 1 form per visitor )

- When visitor rents a property they become a customer
- admin has a list on each property page:

[*] See if property is available or when it is coming available.
[*] Can see which customer match the property (automatic or manual filters)
[*] See who has the property on their wish list 
[*] Select the customers that match and send them a message with the details and weblink to the property included.

[b]The options above are the minimal criteria I need for this to work[/b].
In addition to these I wonder if I could build-in the next features as well:
*Customers
- If customer rents a property then they see on their profile page:

[*] The property they stay in.
[*] The bill for next month (rent + utilities)
[*] Any bills from the previous months 
[*] Bills and any other documents (contracts etc) are downloadable pdf's
[/list]
*Admin
- When a property is occupied with one of his clients
[list]
[*] Send contract to clients (maybe signed online)
[*] Send Bill to customers (rent and how much electricity/water they used)
[*] Send reminders if bills are not paid
[*] Send PayPal request or other option to pay the bill 
[/list]

I know it's a long story with a lot of features but I really hope this is doable.

Hi

You have a lot here wanting answers to.

It may be worthwhile trying some testing on seblod and ask some specific questions.

As you have also included accounting questioning that adds another complexity as there are issues you have not addressed.

Depending on your jurisdiction there may also be laws that you need to comply with on the funds handling.

Yes I know it's a big list.

The accounting is an extra option I would like to have but the things listed above that are the minimum requirements I need.
I am aware about the laws and what I can and can not do in my country so that should not be an issue.
Anyway I've been testing a few systems and seblod is one of them.

I just wondered if the 1 list is doable in seblod before spending a lot of time and in the end conclude it can't be done.

Maybe I should ask it in small steps.

Okay here it goes ;)

Is it possible for users to have a private profile with several lists. (in these lists they have the same fields as the properties using)
And is it possible for an admin to filter the user lists so that he can send the users showing up in the result an (standard) e-mail directly from the back-end.

Hi

Cannot answer all questions, however, we are planning a new real estate site.

Seblod is on our list to use. The only reason we have not started is restrictions with multisite, which should not be an issue with what you are doing.

The others in joomla are fabrik and sobi, that we use on sites already.

Another one that may be worth considering that is not joomla is processwire.

One item to consider if decide if go with seblod is the use of storage selection, there are options here which are good when used effectively, and can have an effect on what trying to achieve.
